Well, I've gone and done it. I finally started to video blog about my adventures in real estate just like I did on my road trip down Route 66 last year! In this edition, I focus on Chelsea (to accompany my blog post this week.) I'm sure the content and format will evolve over the coming month, but without further ado:

In Search Of...The Chelsea Penthouse View
On Friday, Curbed NY published a post on Chelsea's hidden penthouse atop the Chelsea Hotel. Fradkin & McAlpin expanded a studio nestled within the chimney's and spires of the Gothic hotel into a 2-bedroom condo that includes an outdoor shower amongst all the rooftop plantings. Wow.
My goal: find one-bedroom condos with a bonus room (home office, second bedroom, or dining room) and outdoor space. Must be located in the heart of Chelsea.

Serious apartment envy...and in Battery Park City!
It was surprising but true. I had apartment envy this week. I was at the 3-bedroom corner apartment in the Visionaire overlooking Ellis Island and the Status of Liberty that was appointed to perfection, and I wanted to move right in.
I didn't expect it. Each week, I preview homes and developments to remain educated on the market here in Manhattan. Often, Metropolitan Residential Partners sponsors a broker tour of a development or a neighborhood as part of our regular sales meetings. This week, we visited "The Visionaire" in Battery Park City. It gave me a chance to head south from the West Village and see what one of the latest developments had to offer.
It was somewhere between a dreary rain and sleet. I was not looking forward to what I thought was going to be a long, cold trek downtown. So, I bundled up and headed to the 1/2/3 line. Boy, am I glad that I did.

In two straight lines...
This evening is the monthly full community board #2 meeting. On the agenda for this evening: the proposed redesign of the Jane St/w 4th/8th intersection into a permanent greenspace.
I walk by that intersection each morning as I walk my daughter to school. My favorite part of the redesign is the designation of the original position of West Fourth via pavers embedded in the ground. The artist rendering show two slim lines to mark the position of the street about 1930. If you have been to the Blavony bars at Grand Central,like Metrazur, then you've already seen a similar architectural feature. In the balcony, you can see embedded rails in the floor as you sip a glass of wine. Same idea for the parklet.
I have also seen this used in another major European Capital city to designate the historical placement in the current street pattern. Can you guess where this is?
In Berlin. Weaving around the strasse and platz in Berlin, is a line of two cobblestones embedded into the street. This line commemorates the historical placement of the Berlin Wall when it divided East and West Berlin. That line of cobblestones has become something to remember, something to look for, as a feature of the city.
I hope this feature remains parr of the redesign. Someday soon, it will show up in guidebooks and become something that folks remember. Mark my words, soon people will start to ask after 'that place where the have the lines in the ground.'

The Gilsey Hotel - Spacious Lofts, Emerging Neighborhood, Historic Preservation
Today, I walked through the Flower District to Broadway. I happened upon the Gilsey House, a landmark building at 1200 Broadway that was converted from a hotel to a cooperative in the 1980s.
I viewed one of the apartments in this building last year and found it spacious, interesting, and beautiful. I vividly remember two details about the building - even 12 months later. First, within the apartment, the most memorable feature came from the high ceilings inside the unit. The previous owners had renovated the kitchen to include a loft space between the kitchen and master bedroom storage. My daughter immediately claimed this space as her own play space - even though we never closed on this apartment.
The second feature called out to my love of history told through building. 1200 Broadway was originally constructed as the Gilsey Hotel. The Gilsey catered to the entertainment district that was centered between Herald Square and Madison Square. Inside the lobby of this fully-sold cooperative, the original elevator - with the hand control still present - is maintained on display.
Anyone that loves the gentle patina of history should view the homes currently available in this building. If you want to find a home steeped in the history and grandeur of the golden age of cast-iron buildings, this should be on your top ten list.

Lovely, Lovely Brooklyn Heights
This weekend, I spent Sunday afternoon viewing Brooklyn Heights with a client. Now that I have lived in the West Village for some time, I really recognized a whole new set of similarities between the villages. The cobblestone streets - and the gracious homes along Hicks are the parallel of the swooping bannisters and wide steps found along Charles Street. The local storefronts sprinkled along Montague Street reminded me of the stores along Hudson between W 10th and W 12th.
The geography and connections are also similar: The neighborhood is well connected via many of the same lines as West Village: A/C/E and the 1/2/3 lines all stop in the neighborhood. The waterfront is walkable from virtually every home - and there are many residents that have maintained roots in the neighborhood for many year.
For the similar feel, and connectivity, the neighborhood provides a strong alternative to the West Village buyer that prioritizes larger square footage properties.

A Slice of Life - March 2, 2011
Work continues to ebb and flow into the rhythm of my days. Each moment is a opportunity to connect with someone else, and help them do more than they thought possible. I walk my daughter to school at PS33. I run (FINALLY!!!!! after a badly sprained ankle last fall) along the Hudson River. I volunteer at the PTA. I read the neighborhood newspaper at Hudson Bagel. I walk around the city and enjoy the living and breathing beauty around every corner. I drink coffee at different coffee shops I discover. I follow the back and forth at Community Board 2 about the fate of Saint Vincent's Hospital and the 2011 San Gennaro festival route. I watch the sun rise and set. I root for the NYC Elite and Chelsea Piers gymnastics teams at local competitions. I point tourists in the right direction. I visited the Limelight Marketplace and had a glass of Sauvignon Blanc on the second floor. I love that I've found my home in NYC.

End of month data suggests that 2 bedroom apartments in the West Village neighborhood represent great value in the current market! Here are few data points in support:
- The average listing price for 2 bedroom apartments in the West Village decreased 7.35% between January and February 2011.
- At the end of February, there were 55 2-bedroom apartments available for purchase in the West Village priced from $699K to $6.75M.
- The median price is $1.55M.
In addition, February market data shows 2 bedroom apartments in West Village are priced, on average:
- $72 LESS per square foot than 1 bedroom apartments in the same neighborhood.
- $187 LESS per square foot than 2 bedroom apartments in Greenwich Village (just to the East).
- $133 LESS per square foot than 2 bedroom apartments listed across downtown Manhattan.
