My goal: find one-bedroom condos with a bonus room (home office, second bedroom, or dining room) and outdoor space. Must be located in the heart of Chelsea.
After 40 listings, 14 open houses, 8 previews, the neighborhood top line:
- Prices ranged between $1.1 and $1.7M, common charges, real estate taxes, abatement status varied
- Fabulous building amenities are par for the course – such as roof deck, concierge, storage, parking
- Individual homes graced with generous proportions, open floor plans, thoughtful renovations
- High end finishes throughout – appliances, cabinetry, stone/marble, flooring
- City & Blue-sky views and ample sunlight are regularly lovely
After the jump, you'll read about the awesome features of several properties currently on the market. I'm almost done with a YouTube walking tour of the neighborhood. I'll update this entry with the URL once the video is posted

1. The Chelsea House (130 West 19th):
This two-bed, two-bath had all the amenities you'd expect of a new development - washer/dryer, top of the line finishes in the kitchen. The apartment faces south, so there was wonderful light streaming through the windows. The master suite makes maximum use of available square footage and closets are found throughout the apartment.
The roof deck presents unobstructed views of the Empire State Building from all angles of the elevated grass lawn lounge.
Verdict: A great start to the day
2. Lions Head (121 West 19th):
The home I previewed offered one awesome feature that will be most welcomed on chilly mornings - radiant heat bathroom floors! Plus, there are controls for a built-in sound system within fingertip reach of the large soaking tub in the master suite. The roof deck was charming - offering the views you quickly come to adore in this location.
Verdict: Calgon, take me away!
3. 124 West 24th:
A stylish condo that preserves the architectural details often destroyed in a full-gut condo conversion while incorporating all the modern conveniences you come to expect in a top-of-the-line home in Chelsea. The layout offers almost limitless flexibility and presents with wonderful flow or light. The roof deck also incorporates cabanas which creates a hotel-style oasis to welcome you home in the coming summer evenings.
Verdict: A wonderful renewal that doesn't forget its history.
4. The Indigo (125 West 21st):
Immediately upon entry, the private 360 sq ft terrace that spans the entire unit grabbed my attention. The chef's kitchen opens into the main room and faces the terrace and common areas. This elegant master bath suite also offers radiant heat floors, a steam show and top notch finishes. For technophiles, there is a 3 zone sound system, and an integrated iPod dock that enables a seamless music transition into your home. I never even made it to the roof!
Verdict: Terrace, you had me at hello!
5. The Cammeyer (650 Sixth Ave):
Across from the Limelight Marketplace, this condo conversion offers several "Little Extras" that set it apart. First, the kitchen includes a disposal - which is not frequently available, even in top of line buildings. Next, there are the preserved original detail, such as the cast iron supports incorporated into the common areas. Then, there are strong financing options as the building is 70% sold. Last, but not least, each unit comes with its own dedicated storage room on-floor. Oh yeah, there's a roof-deck too.
Verdict: It's the little extras that set this property apart
6. The O'Neill Building (655 Sixth Ave):
This was my favorite stop today. Anyone that has shopped in the TJMaxx, Container Store, Trader Joe's, Limelight Marketplace corridor should recognize the golden domes that adorn the O'Neill Building on the west side of Sixth Ave at 21rst. As high as my expectations were for this property, the O'Neill did not disappoint. I walked inside this "Loftilicious" condominium. The kitchen flows nicely into the living area, and isn't overdone in stainless steel. The master suite opens into custom-designed dressing area with closets, shelving and mirrors, oh my. Then, I went up to the roof-deck. There are several options for socializing, relaxing and entertaining in resplendent light. Despite the new construction craze underway in Chelsea, protected land adjacent to the building ensures that direct sunlight will always be a feature of this roof deck.
Verdict: This loftilicious home is *NOT* *TO* *MISS*!!
As a perfect end to this day, I headed over the Ace Hotel to reflect on all these wonderful properties currently available for sale in Chelsea.
