Kips Bay & Murray Hill continue to offer good value!

I continued the trend of building charts yesterday (see Better, But Still on the Mend).  Next Up?  A heat map of current overall average price per square foot for studio, alcove studio, 1-bedroom, and 2-bedroom configurations.





This chart is for value-seeking buyers.  These are buyers that want good value for their money and are willing to explore different neighborhoods to find the right combination of price, features and location.  Today,  buyers are well-advised to consider Kips Bay and Murray Hill if they are looking for more space for similar prices in other neighborhoods.  

Over on the West Side, I see at least two more pockets of value to consider:
  • Greenwich Village 2-bedrooms:  $852 / sq ft  - At $20/ sq ft below than Murray Hill prices, this is the time to buy a 2-bedroom in Greenwich Village!
  • Midtown West alcove studios:  $887 / sq ft  - At almost $300 / sq ft below studio prices, alcoves are giving  BANG for the BUCK!


A few notes:
  1. Coop and condo listings were included
  2. Red:  Listings are priced, on average, at more than $1000/sq. ft. 
  3. Orange:  Listings are priced, on average, from $900 - $1000/sq. ft.
  4. Yellow:  Listings are priced, on average, from $800 - $900/sq. ft.
  5. Green:  Listings are priced, on average, below $800/sq. ft.
